Financial District, New York, 2024
This 1300 sf residential project encompasses the expansion of an existing two-bedroom apartment with another half-unit. The added real estate allows for an enlarged dining area and the addition of a substantial living room / family room, together with a second bathroom. The expansion provided additional windows and corner views for a space filled with natural light. The compact spaces called for built-in cabinetry for added storage that integrate with the clean open plan layouts. The lighting layout is designed with minimal intervention at the ceilings. The original structural ceilings are made of terracotta and cannot be disturbed so the lighting concept is that of multiple light sources from different points to achieve full illumination and mood lighting as needed. LED linear fixtures illuminate the drapery and create a warm color space when dimmed. LED track lights are meant to be used for spotlighting and the pendant fixtures are minimal and simple emphasizing one focused light point.
This new layout creates a generous living area suitable for larger gatherings. The materiality of the kitchen makes it a sculptural transitional space from the entrance to the main area, a place that is now incorporated in the new social-oriented atmosphere. Heavy textured and figured stone is the main event at the kitchen creating sculptural blocks to minimize the kitchen effect at the entrance. The countertop/backsplash and the blocked island are meant to disguise a very efficient kitchen set up. The material use for floor finish, millwork, light fixtures and furniture elegantly alternate between natural oak wood – stained black oak, brass/golden accents and matte black trims. The resulting space thrives in simplicity with enough sophisticated detailing to create a comfortable upscale home feel.
